Civic Center Square began as a pioneering vision in the heart of John Tutelian — to unite prosperous commercial enterprises, vibrant dining and retail, and accessible public courtyards in a cohesive community of mutual benefit.
Today, Civic Center Square encompasses over 300,000 square feet of modern Class ‘A’ office and retail space across a lushly landscaped urban campus in the heart of Fresno’s Central Business District.
From restored historic landmarks to state-of-the-art office structures, Civic Center Square remains proud to be the trusted provider of good places to be downtown.

Tulare Hotel Restored
Adaptive rehabilitation of the historic Tulare Hotel into modern Class ‘A’ office space, launching the campus.
1985
The Galleria Opens
The renowned Galleria opens with restaurants, retail, and a sunlit atrium courtyard, creating a central gathering place.
1990s
Campus Expansion
Thoughtful expansion balancing architectural heritage with new modern commercial facilities across the downtown core.
2000s & Beyond
A Modern Landmark
Completion of 2440 Tulare, Parking Pavilion & Shops, and the Crescent Building, finalizing a 6-block pedestrian campus.
